THE FIELD GUIDE / LEAK DETECTION

Keep A Clue Log For A Possible Hidden Leak

How to document dampness, sound, and timing so a leak investigation starts with useful evidence.

A stain or musty smell deserves attention, but it does not reveal the exact leak location. Water can travel along framing, flooring, and pipe runs before it appears. A short record of changes can help narrow the search.

FIELD NOTE

Record The First Visible Change

Photograph the area with a date and a reference for size, then note whether the mark is growing, drying, or returning. Include the room, nearby fixtures, and whether rain, laundry, showers, or irrigation preceded the change. A stain that appears only after one fixture runs suggests a different investigation from one that continues when no fixtures are used.

Note sounds of water during quiet periods and any new odor or soft flooring. Avoid probing a wall or ceiling that may conceal wiring or damaged material. If the surface is sagging or water is near electricity, keep clear and seek prompt professional help.

FIELD NOTE

Check The Broad Pattern

Compare recent water bills with similar periods, allowing for guests, irrigation, and seasonal changes. Look at visible connections under sinks, around toilets, and near the water heater without opening walls. A high bill can be a clue, but it cannot identify where water is going.

The first wet spot may be downstream from the actual source. Marking the extent of moisture and the time it appears is often more valuable than guessing which pipe lies behind the stain. Keep photos from several days rather than replacing earlier evidence.

FIELD NOTE

Share Evidence And Protect The Area

When you call, describe the symptom timeline, affected rooms, water-use changes, and any known shutoff locations. Mention recent repairs or appliance installations. A plumber may inspect accessible plumbing, isolate parts of the system, and choose diagnostic tools based on that evidence. Some wall or floor access may still be needed to repair a confirmed leak.

If water is actively spreading and you can safely reach the relevant valve, shut off that supply or the main and call for urgent guidance. Move belongings away from wet areas when safe. Do not wait for a perfect diagnosis while damage is growing.
