THE FIELD GUIDE / COMMERCIAL PLUMBING

Planning Plumbing Work Around Staff And Tenants

Plan water shutoffs, access, and notices when staff or tenants use the building.

SERVICE IMAGECOMMERCIAL PLUMBING

Plumbing work in an occupied building can affect more than one room or tenant. Share who uses the space, which shutoffs serve it, and when work can happen so we can plan with your property contact.

FIELD NOTE

Map Who Will Be Affected

List the rooms, restrooms, kitchens, or tenant areas served by the affected fixture or line. Identify which spaces need uninterrupted water or drainage during business hours and which can be taken out of service. Do not assume a nearby shutoff controls only one room. Ask the plumber to verify the service area before notices are sent or a valve is operated.

FIELD NOTE

Set One Approval Path

Name the property representative who can approve scope changes and the person who will meet the crew. Provide keys, security procedures, loading or parking information, and any restrictions on access to occupied spaces. If several tenants are involved, decide who communicates with them. A single approval path keeps decisions about additional work clear when the underlying condition is revealed.

FIELD NOTE

Discuss The Interruption Window

Ask what must be shut off, which fixtures will be unusable, and what condition must be met before service is restored. Build in time for testing, not only the physical repair. If the full repair cannot be completed in one window, ask what temporary limitations remain. Make the notice to occupants specific enough that they can plan their workday without implying a guaranteed completion time.

FIELD NOTE

Document The Handoff

After service, confirm which areas were tested, what was repaired, and whether further access is needed. Keep the invoice, findings, photos when available, and any recommendations with the site record. Tell staff or tenants which fixtures may be used again and whom to report a returning symptom to. This closes the communication gap between a completed work order and a building that is truly back in use.
